Demonstrates an advanced knowledge throughout all design and construction works and processes along with a concentration on EMEA and APAC building and construction codes/regulations. Works in a very independent manner and possess senior leadership and influential communication and presentation skills. The Senior Project Manager is a member of the Global Real Estate team responsible for overseeing the project team of internal team members, consultants, contractors, and other external vendors. Internal team members include Strategic Sourcing & Procurement, Security, Finance/Accounting and Legal. Project examples include designing and constructing interior tenant improvements across the globe (with a concentration in EMEA and APAC), ranging from new large multi floor projects to interior fit-outs and minor furniture reconfigurations. The Senior Project Manager will report to the Senior Manager of Global Real Estate in Irvine, California.
Primary responsibilities / Essential functions:
Leads the real estate project delivery process for various Capital Group locations globally (with a focus on EMEA and APAC), including space planning, design and planning, budget and schedule development, permitting, construction, and commissioning. Develops, recommends, and presents to senior leadership multiple design and budget presentations.
Identifies problems and recommends/implements solutions in a proactive and timely manner.
Creates, controls, and manages the project schedule. This includes incorporating dates and times for decisions, identifying and driving design deliverables, building department approvals, procurement of materials and subcontracts, lead times for fabrication, and field installation, is established and maintained.
Properly sets and enforces expectations to the entire project team ensuring that the prescribed and high-quality financial control measures are implemented and maintained throughout the life of the project.
Develops alternative solutions for potential material and/or resource issues. Is accountable for surfacing issues proactively and recommends solutions to ensure project stays on schedule, within budget, and meets internal business requirements.
Closely aligns with internal colleagues and stakeholders globally across Site/Facility Operations, Meetings Group, Information Technology, Security, Strategic Sourcing and Procurement, Real Estate, and the business groups.
Establish successful regional partnerships with architects, engineers, consultants, and contractors. Manages 3rd party project delivery resources. Responsible for tracking performance, coaching, and motivating team members.
Provide clear and frequent project updates to leaders and internal stakeholders that define project status, schedule, budget, and risks.
Leverage our global scale and purchasing power to reduce overall costs on goods and services.
Is accountable for overall project success including scope, schedule, and budget adherence as well as oversight and coordination of external and internal resources
Prepare regular project and financial reports and ensure accuracy of reports.
Collaborate with the Legal department and Strategic Sourcing and Procurement to draft and execute agreements. Prepare and send in a timely manner other documents including but not limited to RFPs, kick-off meeting agendas, meeting minutes, all project logs, purchase orders, and change orders.
Prepare construction cost analysis and estimates to support prospective leasing and subleasing efforts and other business opportunities when applicable.
Facilitate the effective execution and filing of project closeout documentation, including but not limited to as-built drawings, warranties, manuals, unconditional lien releases, and proper financial reconciliation with internal finance departments.
Monitor industry developments and stay current on best-practices including but not limited to corporate interior design, project management, construction practices, safety guidelines,
